A 3000 acre estate of tightly integrated buildings composed of Nestles, among a vast and sprawling greenery....in the midst of Seattle.
The name being a reference to both the TECHnological and archiTECtural distinctiveness of the design.
Some 1000 acres of buildings each some 1-3 acres in size, 5-10 stories high and another 5-10 deep, with stylized design along particular historical and invented forms...such as Byzantine, Japanese Shogunate, Ancient Roman, 14th Century French, etc..
Externals of buildings would be a match for all non-residence internal spaces as well (up to 50 percent), providing as much of the feel of a particular era as possible, a complete immersion.
The Remaining 2,000 acres will be lush parkland on the surface.
About 80 percent of the spaces will be residential.
The remainder will consist of community offices/facilities, such as medical centers, grocery stores, gathering halls, police detention depots, etc.
Buildings may have a public space between its 2nd and 5th story consititing of 15-20 foot ceilings, as well as on its roof, sprawling gathering spaces with furninture, lighting, and several complimentary amenities....overlooking the inner territory of greenery/parkland...illuminated at night by soft phosphorescent colored lights. The spaces will be in the open air, the majority of the year, and large portions will be floor to ceiling without walls...with only the requisite safety "fencing" to keep people from falling out and over.
Internally composed of small housing units typically of 300 sqft, with tightly integrated folding-expanding offerings....showers, beds, kitchenette's, etc..
Modular distribution of the surface, allowing for any surface to detach and have different types added, both for asthetics and functionally...to be connected...such as chandeliers, high-mounted beds (including hanging), new closets and room separators, etc....that seemlessly blend with the units as if they were designed in that particular way.
multipoint/multidirectional heating-cooling vents with multiple surface and airflow gauging to maintain perfect temperature, moisture, and airflow control.
1000 point lighting...1000 gradiants of luminosity adjustable, from intense daylight to star-less sky dark.

Whole building OVERWATCH system, providing total awareness of people coming and going for locally deployed deputy reserves, providing a perfectly integrated community policing solution.
The parkland will be a mixture of natural and purposeful
landscaping with plenty of physical art, all about the estate...conforming in proximity to the style of the nearby buildings.
Underground, a vast splendor of facilities for entertainment, gathering, relaxation, and a variety of activities both physical and mental...spaced in some 1000 acres, serviced by a high-speed tube train dropping people off at several dozen locations.
A underground labyrinth varying between 5-10 stories....depending on particular location...with every amenity one might expect in a hotel or vacation villa...all free to the residents of the units and those who work in service to those units...both public and profitwise.
Another 1000 acres will house 5-8 levels of parking consisting of 800,000+ parking spaces.
The outer perimeter will be forged with hills deflecting sounds and lights in both directions, and will include walkways/trails to highrise park.
Everyone living at TEK will be subject to criminal background check and may be rejected for any offense above traffic-level, anyone engaging in any kind of criminal activity will be immediately and permanently ejected.
In total, some 500,000 residential units.
Plus 150,000 for short term stays.
Short term in three groups,,,those who will be seeking work....or beginning work in Seattle in the immediate future, given a daily rate (same as monthly average)...about 13 dollars and change per day for a full unit (this will be a case by case and day by day basis...to minimize likelihood of abuse) and as little as 1 dollar for a bed in unit of bunk beds...to minimize possibility of misbehaviour these units will be actively monitored 24/7/365...and enforce strict rules of proper behaviour.
Secondly, the homeless who are unable to pay rent.
Third will be hotel/motel services...with a premium of additions and services...with rates (according to current values) in the 50-150 range for single units and doubles and triples (especially horizontals) going as high as 500 per night.
The less homelessness and short term employment housing is used the more rooms will be converted to the hotel-motel models to gain more currency.
Hotel-motel space useage will offset the cost of temp housing and cover homeless care and lodging.
The point of TEK is three-fold.
First and most importantly it is meant to be a place where those Seattle residents that might otherwise be priced out of living in the city may still remain...provided they can accustom themselves to smaller spaces.
Since the sheer volume of projects and benefits to Seattlelites is bound to draw a large following of enthusiasts to move here, it will naturally result in the price of housing...rentals especially, to go sky-high...typically resulting in a mass migration out of the area....we mean to put pause to this inclination, at least for those who reside as tenants rather than owners in Seattle.
Favoring those who have had at least 4 years residency in the last 10 years or 2 in the last 4 years.
Secondly, since many new companies will be created by the Seattle Summer Festival, and C-Systems, and the Commonwealth systems (local and global) which are meant to be long-term, if not a life-long residents of Seattle...many people who are to be employed within them, who do not yet live here will need housing
This is one of the ways to meet those future needs.
Thirdly, this is one of our local Commonwealth's ways of funding our city services without raising taxes.
Half of the funds received from rent will go to the city, as partner in ownership of the TEK estate...Tek-City.
The other half will go to SC for maintanance of facilites and units.
At around $1.35 per sqft. that would result in about 1 billion dollars annually for seattle WITHOUT taxation.
